RICS HomeBuyer Report
Our HomeBuyer Service includes an in-depth (non-intrusive) visual inspection of the property to provide a Condition Report highlighting any problems in clear and easy to understand ‘traffic light’ ratings, together with a market valuation and insurance rebuild costs. It also includes advice on defects that may affect the value of the property with repairs, and ongoing maintenance advice.
RICS Building Survey
If you are buying a new home it is important to understand its true condition in order to avoid potential expensive repairs in the future. Our RICS Accredited Chartered Building Surveyors provide a comprehensive report with an in-depth analysis of the property’s condition together with advice on defects, repairs and maintenance options.
Energy Performance Certificate (EPC)
An Energy Performance Certificate is now a legal requirement for any property for sale, sold or let in the United Kingdom. It provides an assessment of the energy efficiency of the property based on a computerised model taking account of a range of factors including form of heating including water, levels of insulation (wall, flooring and attic), efficiency of glazing and lighting etc. The energy report also provides generic computer generated recommendations for improvements to the energy efficiency of the property.
RICS Home Report (Scotland)
A home report is now compulsory for any property that is openly marketed in Scotland.
A home report is made up of four parts; single survey; property questionnaire; energy report; and a generic mortgage valuation.
The single survey provides ‘traffic light’ ratings of the condition of the various parts of the property and Market Valuation. The single survey also provides a summary of the accommodation, construction and location.
The property questionnaire is completed by the owner/seller (or their appointed representative) providing information on issues such as council tax band, historic works to the property, heating systems, environmental issues etc.
